2. The Story of Collaboration.

Stella approach Le Vin Decor after several reviewing several reputational office interior design and construction projects in Ho Chi Minh City and Binh Duong. After evaluating Le Vin Decor’s capabilities and professional work style, Stella has decided to collaborate with Le Vin Decor to restructure and develop workspace as its factory at Vietnam – Singapore industrial park I, Binh Duong. A shared vision and aligned implenmentation approach laid the foundation for this successful partnership.

3. Interior Office Design.

Step 1: Information gathering and Site survey

Information gathering: Levin Decor document’s Stella need for a clean, modern, and easy to maintain workspace that support smooth operations.

Site survey: The technical team conducted on a site survey, focusing on internal circulation,

• structural systems, ventilation, and natural lighting.

• Needs Analysis: Collaborated with departments such as QA/QC, R&D, and Administration to understand technical and operational requirements.

• Initial Design Brief: Compiled all data into a preliminary design plan as a foundation for the next step.

Step 2: Needs Analysis and Preliminary Design Proposal

• Preliminary Design Includes:

  • Layout Plan: Logical zoning of work areas, meeting rooms, executive offices, and support zones to ensure connectivity and functional efficiency.

  • Design Concept: A minimalist, modern style using a clean white and blue color palette—symbolizing hygiene, professionalism, and peace of mind.

  • Design Revisions: Ongoing feedback from Stella helped optimize layout, functionality, and aesthetics.

Step 3: Detailed Design Development

• Developed specific solutions for each specialized area.

• Created realistic 3D renderings to visualize materials, lighting, and interior arrangements.

• Made adjustments to the 3D design based on client feedback.

• Finalized technical drawings and material specifications.

Step 4: Construction Documentation Implementation

• Construction Drawings Included:

  • Office Furniture: Desks, chairs, filing cabinets, and built-in storage units made of durable, easy-to-clean materials that ensure safety.

  • Fit-out Works: Installation of gypsum ceilings, partitions, anti-static vinyl flooring, glass doors, and sun shading systems.

  • M&E Systems: Lighting, central air conditioning, low-voltage systems, and fire protection systems were all implemented according to safety standards.

• Final construction documents ensured consistency and accuracy with the approved design.

Step 5: Project Handover and Supervision

• Handover profile design – construction: Full handover of the originals drawing, technical layout, 3D renderings, and final revision handover to Stell
