Rosen Office Interior Design Project – Binh Thanh District, Ho Chi Minh City

1. Investor Introduction

Rosen operates in the field of chemical trading and logistics, specializing in electronic adhesives, soldering materials, and consumables. With a vision to grow professionally and modernly while fostering a creative workplace, Rosen sought to create an office that not only fulfills practical needs but also expresses the brand’s unique identity. To achieve this, they looked for a professional interior design and build partner that could accompany them from concept to reality.

2. The Collaboration

Rosen discovered Le Vin Decor through its standout office design and build projects in Ho Chi Minh City. After a thorough evaluation process, Rosen entrusted Le Vin Decor to design and execute their new office in Binh Thanh District. The partnership began on a shared foundation of meticulousness, responsibility, and creativity.

3. Design Process for Rosen’s Office

Step 1: Information Gathering & Site Survey
From the initial approach, Le Vin Decor conducted:

  • Information Gathering : We listened carefully to Rosen’s specific goals. The company aimed to build a modern, flexible workspace that optimizes cost while ensuring aesthetic appeal and brand consistency.

  • Site Survey: Our technical team visited the site in Binh Thanh District to assess the spatial conditions, infrastructure, and structural details.

  • Needs assessment: We analyzed Rosen’s operational model, departmental functions, and company culture to understand how the space would be used.

  • Design direction table: Based on this input, we compiled a design orientation document for Rosen to easily visualize and prepare for the next steps.

Step 2: Needs Analysis and Preliminary design proposol

Base on survey and exchange information:

Preliminary design, include:

Plan layout: Clear division open workspace, meetings, pantry, director’s area and convenient attach.

Idea concept: Modern design development, theme color use follow ROSEN brand, highlight professionalism and optimal.

Preliminary design adjustment: Levin Decor continuously exchange with Rosen to receive feedback and concept, layout adjustment until meets suitable solutions.

Step 3: Refinement & Detailed Design Development
Upon finalizing the preliminary concept:

  • Detailed design planning: Technical drawings were prepared for each functional area.

  • 3D visualizations: Our team produced realistic 3D renderings to help Rosen clearly envision the finished space.

  • 3D adjustments: Every detail was carefully refined according to client feedback to ensure the highest level of satisfaction.

  • Final design documentation: Once approved, the complete design package was finalized and ready for construction.

Step 4: Construction Documentation Preparation

After completing the design phase, Le Vin Decor proceeded with:

  • Construction technical documents, including:

    • Furniture specifications: Materials, dimensions, and color details for desks, cabinets, partitions, etc.

    • Fit-out works: Walls, ceilings, flooring, door systems, and finishing materials.

    • M&E systems: Electrical, networking, air conditioning, and fire safety drawings meeting safety and operational standards.

  • Final construction package: Fully detailed and implementation-ready documentation to ensure timely, accurate execution aligned with the design.

Step 5: Handover & Supervision

At the end of the design and documentation phases:

  • Design & construction handover: All technical drawings and documentation were delivered to Rosen.

  • Bill of quantities & cost estimation: Clearly itemized and transparent to help Rosen manage the project budget efficiently.

  • Material spec sheet: Enables Rosen to select suitable materials aligned with both aesthetic and financial goals.

  • Author supervision: Le Vin Decor remained involved throughout the construction phase to ensure high-quality execution and fidelity to the original design.
