Duracons is a construction company specializing in providing comprehensive building solutions, with a strong focus on civil, industrial, transportation, irrigation, and infrastructure works. With a team of experience engineers and commitment to sustainable development. Duracons continuously to expand its scale and upgrade internal system to serve its client.
2. The Collaboration.
Duracons approached Le Vin Decor with the desire to renovate its long-standing office in District 11, which no longer met the demands of modern operations. After a thorough consultation and comparative evaluation of design proposals, Le Vin Decor was chosen thanks to its flexible spatial planning, streamlined design language, and alignment with Duracons’ core values of professionalism, technical precision, and cost-efficiency.
3. Duracons Office Design Process
Step 1: Briefing and Site Survey
Briefing: Duracons aimed to revamp its workspace with a modern, minimalist design that inspires productivity and reflects the technical nature of its operations.
Site Survey: The existing structure was rough, with unfinished ceiling and wall surfaces, and a disorganized lighting system. The old layout featured many small, enclosed rooms that felt cramped and disconnected.
Needs Assessment: Duracons prioritized a functional, streamlined design that is easy to execute, focusing on key areas: open workspace, executive office, meeting room, reception, and pantry. The main color palette included white, grey, and blue accents to convey trust and expertise.
- Design Brief: Le Vin compiled all requirements into a design brief as the foundation for concept development.
Step 2: Needs analysis and conceptual design implementation
Preliminary design
- Layout plan: Reorganized to an open space, enhancing visual connectivity. The executive office was placed near large widow for natural ligth, while modern worksation were designed for compactness and functionality .
- Concept design: A soft modern industrial style – showcasing the “construction” indenity throguht exposed ceiling, polish concrete texture, dark industrial wood combine with white light. The design emphasized visual clarity and long-term maintainability.
- Preliminary design adjustment: Duracons suggested changes to materials for easier cleaning, durability and cost optimization.
Step 3: Detail design development and implement
- Detail design implement: Levin Decor implement detail system solutions, balancing electric – light – a walkways to ensure feasibility during the implementation
- 3D visual Design: Each area such as working desk, meetings, reception, pantry 3D visualize to give a clear picture of the final outcome
- 3D Adjustment Design: Following live design review, Levin Decor directly receiving feedback and updates were made including additional storage cabinets, material changes for partitions, and a simplified meeting table design.
- Final design: Entire document included: Technical drawing, ceiling – floor – wall, detail interior, color scheme and material selection – was sent to Duracons for final approval.
Step 4: Construction Documentation
Le Vin Decor then prepared a comprehensive construction documentation set aligned with the approved design.
Interior Package: Modular desks, shelves, partitions, reception counter, and storage systems.
Fit-out Works: Drywall ceiling with exposed technical ceiling details, anti-slip vinyl flooring, dark engineered wood cladding, and high-quality paint finishes.
M&E Systems: Strategic placement of lighting, CCTV, electrical outlets, air conditioning, and fire safety systems, ensuring cost-efficiency.
Documentation Standardization: All technical drawings and details were standardized for ease of implementation.
Step 5: Handover and Supervision
Design & Construction Documentation Handover: Including all original drawings, technical layouts, 3D visuals, and final revisions.
Bill of Quantities & Cost Estimate: Comprehensive itemized list for material procurement and project budgeting.
Material Specification Sheets: Detailed specs with codes, colors, and brands for accurate referencing.
Author Supervision: Le Vin assigned a technician to oversee the construction process, ensuring every detail aligns with the approved design and maintains the highest quality standards.
